If you are in the market for a home as a primary residence or as an investment, understanding the true value of the home is a crucial part in negotiating a fair price. Often times home buyers and investors cannot see past the cosmetic deficiencies in a home and may place more cost to remedy those items than necessary. This weakens your negotiating position by having incomplete information.
We will meet with you on-site and go evaluate your concerns. These could be in the form of an inspection report or through your personal evaluation of the property. From there we will put together a Scope of Work to determine the amount of capital you should expect to invest in the property to bring it up to your standards. There is no obligation on your part to do any of the work we suggest. Nor is there any obligation to use Grau Building Company should you decide to do some or all of the work. Our job is to provide you with realistic labor and material quotes for a given Scope of Work and let you decide what to do.
Our fee is $150/hour and a typical consulting engagement is 8 hours broken down as follows:
